A few reasons that FSBO's don't usually sell as well as real estate marketed and listed by a REALTOR(R).
Just so you know what I mean, Most FSBO real estate, 85%-87% depending on whose data you look at, Does not sell. Much of the FSBO real estate that does sell probably would have sold faster and at a higher price if it was initially marketed by a REALTOR(R).
REALTORS(R) like us at Mainstreet Brokers Spend huge amounts of time, money and effort to market real estate. This is not a one house project for us, we do this all of the time, and we do it well. That is not to say that FSBO can not work. I personally have sold my house FSBO before I became an agent, and very successfully I might add. But It was not easy. We studied the market, lucky for us our house was in a large tract so it was relatively easy to see changes in the market. We viewed EVERY HOUSE FOR SALE in the area, and we did that literally for months, just to know the market. We spent hundreds of dollars on adds, adds that brought in almost no buyers, we asked each person how they found us, adds in the paper were about last. More people found us from the sign in the yard. Of course I made sure that my sign looked like a professional real estate sign, not some cheap plastic wire framed thing that sends people the message "selling this property is a hobby to me."
Those hardware store FSBO signs are bait to "aggressive" real estate investors, if you know what I mean.
Now one other thing to think about, CYA. These days the system has become very complicated. Disclosures and responsibility in real estate is a virtual minefield. Not knowing what rules to follow can do more than kill a deal, you can find yourself in some very expensive spots. Are you sure that you can, or need to, give your buyers things like lead paint disclosures, flood area disclosures, what do you tell them about local registered sex offenders. How about local schools, do you know how to answer questions about them?
These points a just a few of the things to think about when doing a FSBO deal. Be careful, it can be a jungle out there.
